Welcome to Your New Home’s Underfloor Heating System

What Makes Underfloor Heating Different?
Traditional radiators heat the air around them quickly, whereas underfloor heating gently warms the entire floor surface to create an even temperature throughout the room. This means rooms may take slightly longer to heat up initially, but they stay comfortable for longer and use energy more efficiently.
Getting the most from your system
Underfloor heating systems operate at lower water temperatures than traditional radiators, helping improve efficiency and reduce energy consumption when used correctly. Keeping your thermostat at a consistent setting will help achieve the best balance of comfort and running costs.
Controlling Your Underfloor Heating

Your Norfolk Homes property has been fitted with the Amber DT-two+ programmable thermostat, giving you simple, flexible control over your underfloor heating system. Designed specifically for underfloor heating, the thermostat helps maintain a comfortable temperature throughout your home while supporting energy-efficient operation.
The large colour touchscreen makes adjusting temperatures and schedules quick and easy, while the built-in 7-day programme allows you to tailor heating times around your daily routine. The thermostat also includes useful features such as floor temperature protection, frost protection and holiday mode to help keep your home comfortable all year round.
With built-in Wi-Fi connectivity, the Amber DT-two+ can also be controlled remotely using the compatible smartphone app, allowing you to adjust your heating wherever you are. Whether you’re returning home from work or away on holiday, you can manage your home’s comfort with ease.
Understanding response times
Your underfloor heating system may have a different response time to a traditional radiator system, particularly systems installed into screed. So, controls must be set accordingly.
Rather than switching the system off entirely, which would result in a longer heat up time, use a programmable thermostat to set the system at a lower temperate – known as a ‘set back’ temperature – for ‘off’ periods. In practice, it could take around two hours to heat a room from a ‘set back’ temperature of 17ºC to a room temperature of 21ºC.
Choosing a floor finish
Underfloor heating is compatible with a wide range of floor finishes, giving you complete freedom to design your home to your style.
However, the more heat resistant the material is, the longer the floor will take to heat up. The ideal floor temperature will depend on the floor covering material, but generally all floor temperature settings should be set a few degrees higher to compensate for the flooring heat resistance.
Almost all floor coverings should have a maximum tog value of two, including any underlay.

*Always consult the floor manufacturer to confirm suitability and follow their recommendations.
Maintenance
Your underfloor heating system has been designed to provide reliable, efficient comfort for many years with very little maintenance.
To help keep it running at its best, it’s a good idea to occasionally check the water visible in the flow meters on top of the manifold. You should still be able to clearly see the red indicator through the water. If the water appears dark or cloudy, a plumber may recommend cleaning the system and adding a protective treatment if required.
You should also occasionally check the system pressure on your boiler or the manifold pressure gauge. Ideally, this should remain around 1 bar or above. If the pressure drops, simply top it up following the manufacturer’s instructions. If it continues to drop regularly, contact a plumber for further advice.
Helpful Seasonal Advice
At the start of colder weather, allow extra time for your home to warm up fully. Systems installed within screed floors can take longer to respond after long periods switched off, but once warm, they provide a very stable and comfortable temperature.
Safety Guidelines
Understanding safety guidelines is crucial to ensuring your system works correctly.

Troubleshooting – Before You Contact a Plumber
If your heating doesn’t seem to be working as expected, check the following first:
- Is the thermostat turned on and set correctly?
- Has the schedule or timer been adjusted?
- Is the boiler pressure above 1 bar?
- Has the system recently been turned off for a long period?
Many issues can be resolved through thermostat settings or by allowing the system enough time to warm up fully.
